在多伦多决定是否买房的五个重要的因素是什么?

有“专家”说加拿大房价太高,地产泡沫就要破裂;央行行长警告加拿大人负债太高;有数据显示通胀率已经达到3.7%,加息在即,楼市必跌。。。对于首次置业的潜在消费者来说,该不该买房,尤其是该不该现在买房,成了一件头痛的事。“专家”早在2009年就预测加拿大地产将步美国的后尘——至少跌价一半,信以为真的人等到现在也没有看到房价下跌。消费者无法控制房价和利率,该不该买房,要看自己的情况,而不是新闻,或传闻。最近,《环球时报》载文分析了决定是否买房的六个因素,如果符合这些要素,那就是该打电话给地产经纪。 一、是否已经做好准备承担责任。有了稳定的收入之后,决定是否要承担责任是最重要问题。这些责任包括:支付地税、维护和保养房屋、偿付按揭贷款,和在一定时间内稳定地居住;首付款、律师费、过户费、搬家费、装修费、电器和家具开支已经有了着落;工作和居住地点近期不会发生变化。这些心理和财务上的准备继续,才可以考虑买房问题。对于华人移民来说,是否在加拿大长住,以及何时把子女的教育转到加拿大,是决定是否现在就承担房主责任的决定因素。 二、如果买房后的每月开支小于每月租房的费用,则可以考虑买房。贷款买房后的家庭开支包括:贷款利息支出+地税+(管理费)+水电煤气等项开支。按照目前的浮动利率水平计算,即使是将还款期设为最长的30年,月供款中利息支出的比例也小于50%,即,如果月供款是1000,则利息少于500。在2009年加拿大房产价格短期内大幅下降12%的时候,央行利率降至历史最低点0.25%,很多消费者发现买房比租房开支少很多,聪明的买家马上采取行动,而不是等待“专家”预测的奇迹(房价再将一半)出现,加拿大地产市场立刻恢复了生机。很多人认为加拿大地产市场有泡沫,但笔者始终认为,如果是需求推动的价格上涨就不是泡沫。有人把按揭贷款的全款都算作是家庭开支,其实不然,归还的本金部分,只是把现金资产变成了房屋权益(home equity),而不是开支。 三、买方市场还是卖方市场是决定是否买房的重要因素。如果市场上买房需求旺盛,挂牌交易的房产很快售出,这说明是卖方市场,买家没有多少讨价还价的机会。如果是房屋供应量较大,市场消化现有房源的速度较慢,则说明这是个买方市场,买家有机会与卖家杀价,有时会拿到很大折扣。通常情况下,冬天和夏天市场较清淡,市场不够活跃,有利于买家;而春秋季节交易频繁,有利于卖家。利率上涨时,购买力减弱,市场上房屋供应量供过于求,通常出现买方市场;利率下跌时,刺激消费,需求大于供给,容易形成卖方市场。又准备的买家要伺机而动,才能拿到好的交易。 四、低利率是买房的最佳时机。低利率的情况下,同样的收入,贷款金额会增加,因此,买家的选择余地较大。2009年房屋价格下跌的同时,利率降到了历史最低点,有稳定收入的消费者发现自己可以选择的房产触手可及,于是纷纷入市,从此加拿大的地产市场出现了转机。低利率,也意味着拥有房产的成本降低,22万元的贷款本金,年利率4.2%与4.5%之间,在30年内利息支出相差1.4万元。 五、足够的首付款。除了贷款之外,购房者至少要付5%的首付款。对于银行来说,首付款比例越高,贷款越安全;对于买房者来说,首付款其实是一笔投资款。投资越多,借贷越少,投资越少,投资收益的杠杆比例越大。如果首付比例低于20%房价,银行会认为贷款风险太大而要求借款人购买贷款违约保险。如果购房者首付比例太大,则家庭流动资产比例会减少,投资收益的利润率会缩水,但贷款成本/利息支出会减少。总之,首付款的多少要看消费者的风险偏好,有人5%首付就敢买房,有人50%首付的情况下还犹豫不决。笔者认为,在可控的风险下,只有首付加贷款额度足够买房时,最好早买。 如果以上五个因素同时具备,那是最好的情况。购房者心理和财务的准备是最重要的,宏观经济情况和房屋市场价格的波动可以作为参考。没有做好承担责任的准备就买房,是最大的风险。单单从利率水平上看,目前的通胀3.7%,高于1至3年的固定利率和5年期浮动利率水平,也可以说,在考虑通胀因素的情况下,部分期限的按揭贷款利率的实际水平是负利率。至于地产泡沫一说,笔者认为是没有根据的,看看我们身边的人,是买房自住的人多还是投资甚至是投机的人多就知道了。加拿大政府从2009年以来一直在收紧按揭贷款政策,尤其是对地产投资的融资政策。地产市场交投活跃,主要原因还是自住房的需求,以及低利率政策。 (来源:加拿大地产资讯)
